Marketing your Property

Professional Photography and Virtual Tour - I contract a professional photographer to shoot the property in a variety of high resolution and web optimized photos and produce a 3 or 5 frame virtual tour.

     

Consultation with a Designer/Stager - The services of a home stager help simplify and de-clutter the interior, optimize furniture placement if necessary and provide any further suggestions to help the property present at its best. If necessary, included in my marketing package is a $250 gift certificate towards the professional services of Dolan Designs  

Floor Plans - I have the residence professionally measured and floor plans prepared for use in online and print marketing material.

Full Colour Brochure - My brochures showcases photos, floor plans and full property details for potential purchasers.

Broadcast Email - When the property is first listed, I will have Radar Hill Technology, a local web design and development company, prepare a broadcast email for distribution to Victoria REALTORS®.

Multiple Listing Service® - Your property will be listed on the Multiple Listing Service® of the Victoria Real Estate Board for access by all Victoria area REALTORS® and their clients. In additions, your property will receive worldwide exposure via REALTOR.ca.

                                            

Marketing on the Web - My marketing plan is weighted for maximum exposure on the Internet. A study by the National Association of REALTORS® indicated that 88% of home buyers start their search online and a Victoria Real Estate Board site statistics survey indicated that Victoria area properties are typically viewed by prospective buyers over 500,000 times per month. Based on averages, this translates into over 200 internet 'showings' of each property per month. With this in mind, I ensure that your listing is easily accessible online and is represented as best as possible. MLS® Tour - Unless you object, I will conduct an open house for all Victoria REALTORS® to preview your home when it is first listed.

Open Houses - Unless you object and if it is appropriate for the property type, I will conduct a regular schedule of open houses for potential purchasers.

Signage - Unless you object, I will place highly visible signage at the property in accordance with neighbourhood and, if applicable, strata sign bylaws.

Your First Step - Your first step to buying a home is to first ask yourself why you want to buy a home: To stop paying rent? To start building equity? To have a place of your own? To raise a family?
